Local comparable projects are cheaper but Arvind's listing and accountability structure gives comfort. One important note: Arvind SmartSpaces has a JDA (Joint Development Agreement) model for some projects — meaning they don't own the underlying land but develop it for the landowner. Verify whether Aavishkaar is a JDA project or own land. This affects the legal structure of your purchase. If JDA, ensure the landowner's consent and agreement terms are clear.
