Did a site visit last month and the scale of Birla Evara is genuinely impressive. The 70-acre campus has 55 acres of actual open space not just on paper. The model flat finishes were Birla standard - kitchen cabinetry, bathroom fittings, and flooring were all noticeably better than comparable projects. At 77L for a 1BHK on Sarjapur Road with RERA PR/060225/007487 and Birla track record, the risk is low. Clubhouse at 1 lakh sq ft is bigger than most full projects. Possession in 2027 is a wait but with this developer I am comfortable.
