Yelahanka resident here. The Adityanagar area where Promenade is coming up is one of the better pockets within Yelahanka – away from the main market area, relatively quieter streets, and the proximity to Yelahanka Air Force Station means no encroachments on one boundary. The GKVK agricultural research university is also nearby which maintains green cover. ₹7,499/sqft for 3BHK here is reasonable – Prestige and Brigade have projects in Yelahanka at ₹8,500-9,500/sqft. Casagrand offers a 10-15% brand discount compared to those names. For end-use buyers that's a genuine saving.
The 2BHK selling out early confirms what the Yelahanka market has been showing – ₹1.20-1.40 Cr range moves fastest because dual-income IT couples with one Manyata or Hebbal office can afford it. 3BHK at ₹1.46 Cr is the next absorption tier for families. The August 2029 possession gives enough time for people to plan school admissions, finish existing lease commitments, etc. Casagrand's track record in Bangalore (Vivacity at Electronic City, Flamingo at HSR Layout) shows they deliver – delays of 4-6 months are common across the industry but they haven't abandoned any project.
Update from a site visit this week: construction has begun – excavation and foundation work visible. The site is 3.89 acres so actually not huge, but the 223 units across 3-4 blocks in this area will feel like a boutique community. The sales office had physical floor plan models (not just digital) which is always a good sign of a developer taking the project seriously. No sample flat yet at this stage but they showed us the showflat at Casablanca (Kanakapura) to demonstrate finish quality. The stone countertops and bathroom fittings shown were genuinely premium – Kohler/RAK grade. If Promenade replicates that, ₹7,499/sqft is justified.
