From an investment perspective: the Swaroop Nagar address holds value even in downturns because supply is genuinely constrained. There is not much land left for new development in the core Swaroop Nagar area. Scarcity premium is real here in a way it is not for township projects on the city periphery.

Kanpur buyers who resist apartments typically cite insufficient space as the reason — they cannot imagine fitting their joint family's lifestyle into a standard 1050 sqft 3 BHK.
