Nashik is increasingly becoming a retirement and weekend home destination for Mumbai/Pune professionals. Bhagur specifically is known for vineyards (Sula is 3 km away). This gives it a lifestyle angle that pure residential projects don't have. Don't underestimate the second-home demand from Mumbai.

I know a few Phase 1 buyers. Their main advice: buy lower floors for easier lift independence, and avoid the west-facing units in summer — Nashik summers are manageable but west-facing still gets intense afternoon sun. East and north-facing units are preferred.

@Omkar — the Sula proximity for a Nashik property is something I mention to every Mumbai friend. It changes their perception of what "living in Nashik" means. You're 5 minutes from wine country, not 5 minutes from a Nashik bus stand.
