The GIDC employment base for rental demand is an underappreciated factor in Bhayli. When I was looking at this area 3 years ago the rental yields were already at 3.2% on comparable properties. With more industrial development since, I expect this has improved. Solid investment logic.
The honest expectation-setting on finishes is valuable. So many buyers get frustrated because they expected Gotri Road quality at Bhayli prices. The product is what it is — a functional, affordable apartment from a credible builder. Neither oversell nor undersell.
My colleague bought at a Sangath project in Anand 4 years ago. Delivery was 5 months late, but quality was as represented. He's satisfied. The 5-month delay in Indian real estate for a project of this scale is actually quite acceptable.
