I know someone who bought in their earlier Vardan Heights project in Satellite. Delivery was on time, fitting quality was decent. Not the best in the city but reliable. Bopal is a good micro-market for long term, especially once the metro station at Bopal comes up.
For the floor preference — floors 6-9 are usually the sweet spot in Ahmedabad projects. Below 5 you get more noise and less breeze. Above 10 gets hot in summer and maintenance becomes an issue if lifts act up. Ask them about the lift brand during the visit.
The 72% open space claim — verify that on the RERA filing. Some builders count the space between two buildings as open area. Ask them to show you the actual landscaped area on the site plan. It should be a clearly defined green zone, not just the gap between towers.
