About Radiance Floresta
I am sharing this review based on my personal experience with Radiance, particularly during the final stages of my property purchase and registration.
My journey with Radiance started on a very positive note. Initially, I felt confident that I had chosen the right builder, and the schedules and commitments were progressing as planned. Unfortunately, the experience during the post-sales and registration phase has been extremely frustrating.
The biggest concerns have been poor planning, lack of proactive communication, repeated errors, and failure to follow through on commitments.
1. Incorrect late payment charges
During the final payment stage, I was presented with a bill of approximately ₹1.2 lakh towards late payment charges, without any supporting details showing how the charges had been calculated or which payments were considered delayed.
I questioned the calculation and requested the details. After reviewing it, the late payment charges were eventually reduced to approximately ₹30,000.
As a customer, it is concerning to receive a significant additional charge without a proper calculation or supporting statement in the first place.
2. Incorrect calculation of customization charges
I had opted for customization work worth approximately ₹1.3 lakh and made the payments as requested by the builder.
However, on the day the No-Dues confirmation was being processed, the team identified that there had been an error in their calculation and informed me that an additional amount was still pending.
Once again, I was asked to make a payment of approximately ₹1.3 lakh, but initially without a clear breakdown or supporting details.
These kinds of errors at such a late stage create unnecessary stress for the customer and raise serious concerns about internal coordination and financial processes.
3. Repeated registration delays and lack of communication
I have had to repeatedly follow up with multiple people just to get basic updates regarding registration.
I had clearly informed the team well in advance that my bank requires at least two working days' prior notice to arrange the final disbursement. Despite this, I have repeatedly not received timely confirmation of the registration schedule.
The registration has already been discussed and rescheduled multiple times due to different issues, including:
TDS not reflecting
Incorrect calculation of customization charges
Government/Kaveri portal-related issues
I completely understand that some issues, particularly government portal delays, may be beyond the builder's direct control. However, these are not unexpected challenges for an established builder operating in Bangalore.
I would expect an experienced builder to have better planning, coordination and contingency management around the registration process.
4. Lack of ownership and proactive communication
What has been particularly disappointing is the communication throughout this process.
Instead of the builder completing all activities required from their side, confirming their readiness and then coordinating a mutually suitable registration date, I have repeatedly been asked when I want the registration to happen.
The problem is that dates are then changed because of unresolved dependencies or internal process gaps.
This has resulted in repeated follow-ups, rescheduling and unnecessary inconvenience.
Buying a home is one of the biggest financial commitments a person makes. At this stage, customers expect ownership, transparency, proactive communication, accuracy and accountability.
Unfortunately, my recent experience with Radiance has fallen well short of these expectations.
The property purchase itself started positively, but the experience towards the completion of the transaction has significantly changed my perception of the builder.
If I were making a property-buying decision today based on my experience, Radiance would not be my first choice, and I would hesitate to recommend them to friends or family.
I sincerely hope Radiance takes this feedback seriously and improves its post-sales processes, internal coordination, customer communication and execution.
A good customer experience should continue until the very end of the transaction — not just until the sale is completed.
Overall: Extremely disappointing post-sales and registration experience.
