The Bhopal Orchid project is smaller and more manageable — 6 towers, about 480 units. The RERA registration is active and the MP RERA compliance record for this project shows no major defaults. I verified this before considering further.
The apartment specifications are mid-premium: Somany tiles, Hindware sanitary ware, adequately sized rooms. The 2 BHK at 1050 sqft and 3 BHK at 1450 sqft are honest sizes without phantom sqft. The IT Park proximity is the headline and the project delivers on that positioning.
My caveat: verify DB Realty's current financial health at the time of your booking. Developer financial position changes over time and what was true when this review was written may have evolved.

I checked DB Realty Orchid specifically — project registration is active, the compliance report shows timely updates in the last two quarters, and the financial escrow mechanism appears intact. Maharana Pratap Nagar location has been improving steadily. The new flyover on the IT Park approach has resolved the major congestion bottleneck that used to exist at the crossing near the park entrance. The commute time to IT Park from this location is now genuinely 10 minutes on most mornings, which makes it practically walkable for someone with a bicycle or two-wheeler.
