I am originally from Hoshangabad district and the Narmada road direction has personal meaning beyond real estate. But I want to write an objective review. The Hoshangabad Road corridor from Bhopal's Ring Road outward has genuine growth catalysts: the planned industrial development zones south of Bhopal, the Narmada Expressway project that will improve connectivity to Jabalpur, and the general southward expansion of Bhopal's residential footprint as city-centre land exhausts.
Sarthak Meadows is positioned about 12 km from MP Nagar on Hoshangabad Road. The distance from the city centre is real and requires honest acknowledgement. This is not a city-convenient project — it is a corridor investment where you are betting on Bhopal's southern expansion materialising into residential maturation within 5-8 years.
The project itself is carefully planned for its location. The 12-acre campus has the full township amenities appropriate for a project that is asking buyers to move beyond convenient city distance: swimming pool, gym, clubhouse, indoor games hall, and importantly a dedicated shuttle service that runs to MP Nagar twice in the morning and twice in the evening. This shuttle concretely addresses the commute problem for working residents during the years before the corridor infrastructure matures.
Sarthak Builders is a Bhopal-local developer with three completed projects. Their Sarthak Homes project in Ayodhya Nagar delivered 6 months late but the post-possession quality has been well-regarded by residents I spoke to. Local developer, honest track record.

I called the project office and they confirmed the shuttle schedule — 7am and 8:30am from site to MP Nagar, 6pm and 8pm return. This specificity indicates a real service rather than marketing collateral.

Hoshangabad Road has been gradually improving. The 4-laning of the stretch from Ring Road outward is partially complete — the section from Ring Road to Patel Nagar is done. This directly improves drive time for Sarthak Meadows residents to the city. Infrastructure improvements follow a schedule you can track on the PWD Bhopal website, which I recommend corridor investors do periodically.

For nature-appreciating buyers who could not afford Shivom Misty Hills' Kerwa Dam pricing, Hoshangabad Road at 12 km out gives you genuine countryside ambience. The road passes through agricultural land and there are open fields visible from the project boundary. Not as dramatic as lake-adjacent living but a genuine green respite from city density at a more accessible price point.
