Aakar La Paloma
Nagpur east has been the story of the last decade and Besa Road specifically has transformed from semi-agricultural land to a proper residential corridor in a remarkably short time. I have been tracking this area since 2019 when I was doing research on Nagpur's expansion corridors, and Aakar La Paloma on Besa Road is one of the projects that genuinely deserves serious evaluation. Besa Road connects Nagpur's city centre to the MIHAN-SEZ and the new airport's passenger terminal expansion. The MIHAN development — which houses MRO facilities, IT parks, and manufacturing zones — is the single biggest driver of new residential demand in eastern Nagpur. Thousands of professionals working in MIHAN need quality housing within 20-25 minute commute distance, and Besa fits that precisely. Aakar La Paloma is positioned at the mid-premium point — not budget, not luxury. The project offers 2 and 3 BHK apartments with an honest approach to specifications. The tile quality in the sample flat was Kajaria grade, bathroom fittings were Jaquar, and the lift system is functional and properly sized for the building. No gold-plated promises, no cheap shortcuts either. The developer Aakar has completed two previous Nagpur projects. Their Besa Heights project, which I visited specifically, is well-maintained two years post-possession. Lift is working, the society fund is properly collected, and the compound is clean. That kind of post-possession functioning is rare enough in Nagpur to be worth calling out. My concern: Besa Road traffic during peak hours — particularly the Katol Road crossing — can be genuinely bad. The infrastructure is catching up with development but is not there yet. For buyers who will commute daily, the realistic peak-hour commute time to central Nagpur should be part of the decision.
