I'm writing this because Supertech Cape Town on NH-19 keeps coming up in Agra property searches due to its attractive pricing (₹38-65 lakh for 2BHK and 3BHK), and I want buyers to have a complete picture before engaging. The Supertech situation nationally: the Supreme Court ordered demolition of their Noida twin towers. Multiple projects across NCR have thousands of buyers in distress due to non-delivery. The developer has been through NCLT proceedings. This context is not irrelevant to any Supertech project evaluation, even in Agra. The Cape Town project specific situation as I found it: the project is RERA registered under UP RERA. Construction is visible and ongoing at the site — this is not an abandoned project. The construction progress shown on RERA quarterly updates has been filed, though with some irregularity. I spoke with two buyers who had booked early — both had received a tripartite agreement with bank disbursement linked to construction milestones, which provides a degree of protection. NH-19 location is genuinely good for Agra: the national highway gives excellent connectivity to Delhi (3 hours), Mathura (50 minutes), and the city centre is accessible via the bypass. The location logic is sound. My honest recommendation: if you are considering Supertech Cape Town, take the following specific steps — insist on tripartite agreement with your home loan bank where disbursements go against construction completion certificates, get a property lawyer to verify the title and all approvals, and physically visit the site at least twice to verify actual construction activity. At this price point if the project delivers, the location is good value. But the developer risk requires you to do more due diligence than you would for Parsvnath or any listed developer. If you cannot do this level of diligence, choose Parsvnath Regalia at slightly higher prices and sleep better.
