Vatika India Next
Vatika Group is well known in Gurugram — their Vatika India Next in Gurugram Sector 82-83 is among the better township projects in NCR. They've launched Vatika India Next in Jaipur on the Ajmer Road/NH-48 belt. Same brand, same concept, different city. The Gurugram township has delivered well — I have family there and the quality is genuinely good. The question is whether Vatika's Jaipur execution replicates this. The Jaipur project: a township spanning significant acreage on NH-48. The master plan looks good on paper — residential, retail, a school, and eventually commercial space. The apartment towers are part of the residential cluster. Location on NH-48: this is excellent highway connectivity — Delhi is accessible, Ajmer is directly on this highway, and Jaipur's Ring Road connects here. Airport proximity via the bypass is 20-25 minutes. The challenge: NH-48 stretch here is currently semi-rural with construction all around. The area will take 3-5 years to fully settle. Vatika's product quality based on Gurugram experience: concrete quality is good, floor plan efficiency is high, society management post-delivery is professional. I expect the same in Jaipur. Pricing at 5800-6500 per sqft is slightly below comparable NCR Vatika pricing but appropriate for Jaipur's market. It's at the upper end for highway location projects in Jaipur but justified by the brand and product spec. Long-term investment case: if Jaipur continues its growth trajectory (which seems likely given the metro, the airport expansion, and increasing corporate presence), a highway-connected township on this scale should do well. 7-10 year hold.
