The Financial District (the Hyderabad equivalent of Bengaluru's Embassy Tech Village or Mumbai's BKC) is within 5-10 minutes of Kokapet. Google, Amazon, Microsoft, Infosys, and 50+ other tech companies operate within 20 minutes of this address. The outer ring road connectivity to the airport (35 minutes) and to the northern IT hubs (Madhapur, Hitech) makes Kokapet the single best residential address in Hyderabad for IT professionals.
What Prestige brings: their Bengaluru construction quality standards. The specifications at Waterford include Italian marble in living areas, Kohler fittings throughout (not just master bath), VRF air conditioning provision in all bedrooms, and 11-foot ceiling heights. I compared these specifications with competing Kokapet projects from My Home and Aparna — the Prestige specifications are noticeably more detailed and use better-specified branded fittings. The floor plan efficiency is also superior: the 3BHK at 2,100 sqft has a genuinely usable 400+ sqft living-dining area.
Pricing concern: at ₹18,000-40,000 per sqft, Waterford is priced at a 25-35% premium over the best Hyderabad local developer equivalent. The Kokapet location assessment is accurate for Financial District employees. My husband works at a major US tech company's Hyderabad campus and his commute from our Kokapet apartment is 8 minutes door to desk. No other Hyderabad location matches this for Financial District professionals. The Prestige premium at Waterford is high but the location convenience is a genuine daily quality-of-life advantage that compounds over years of living there.

I want to add the GST context that Hyderabad buyers often miss. Prestige Waterford is under-construction and attracts 5% GST (without ITC) on the agreement value. On a ₹3 crore apartment, that is ₹15 lakhs in GST that does not appear in the headline price but is payable during construction. For completed resale apartments in Kokapet, GST is not applicable. This tax differential between new launch and resale needs to be factored into the total cost comparison.

I want to update my original review: Prestige has confirmed that Waterford is using pre-certified green building standards (IGBC Green Homes rating) which translates to lower utility bills post-possession. For the ₹18,000-40,000 per sqft price point, this is an expected specification. But the honest thing to note is that Hyderabad's Kokapet already has consistent 24/7 power supply (unlike many other Hyderabad locations) so the solar provision benefits are less dramatic here than in locations with frequent outages.
