Scheme 78 is one of Indore's best-planned residential zones. The roads are 30-40 metres wide, the plots are correctly sized, the parks are maintained, and the neighbourhood has a functional urban quality that newer areas struggle to replicate. Real estate in Scheme 78 has consistently held value because the planning was done correctly from the beginning.
Shri Ram Residency is a mid-market apartment project within Scheme 78 and I want to celebrate what it does well — not every property review should be about premium or luxury. There is enormous value in an honest mid-market product that delivers exactly what it promises without pretension.
I am an IAS officer posted in Indore and my apartment requirements are specific: RERA registered, clear title (no encumbrances), honest builder with verifiable track record, established neighbourhood with good connectivity, and within my budget of 65-70 lakhs for a 3 BHK. Shri Ram Residency satisfies every one of these requirements without attempting to be something it is not.
The developer — Shri Ram Builders — has completed five projects in Indore. I personally visited three of them as part of my due diligence. All three are maintained well, all delivered within 12 months of promised date, and all have functioning RWAs with proper accounts. This kind of verifiable track record is the due diligence every serious buyer should do but very few actually complete.
The apartment specifications are honest mid-market: Kajaria tiles, Hindware sanitary ware, Havells electrical fittings. Not the cheapest options, not the most premium. Everything is functional and will last without premium maintenance costs. The 3 BHK at 1400 sqft has proper room proportions — the rooms are square or nearly square, not stretched to inflate the paper sqft count.
For government employees, professionals, and middle-class families who want the Scheme 78 address at honest mid-market pricing, this is the correct choice.

@vivek ji, your track record verification approach is exactly what every buyer should do. Most people visit the sample flat and check the tiles — almost no one actually goes to completed projects and speaks to residents. The information gap this creates is exploited by every developer who has a beautiful sample flat and a terrible delivery record. Your due diligence methodology deserves to be the standard.

Scheme 78 road width is a hidden long-term asset. In Indore's old colonies, narrow roads create parking chaos that degrades quality of life incrementally over years. In Scheme 78, the 30-40 metre road widths mean parking, pedestrian movement, and vehicular traffic coexist without the daily friction that plagues older colonies. This planning quality translates to maintained property values.

The IAS officer endorsement — however indirectly stated — actually carries specific weight for Shri Ram Residency. A senior government official doing rigorous due diligence and choosing this project above others at this price point in this zone is the highest credibility signal available. Government buyers are the most careful, least sentimental property purchasers in India.
