Mansarovar connectivity: Metro Line connects Mansarovar to City Centre and then to the airport. This metro connectivity is mature and working — not future-promise but present reality. From Anmol, the nearest metro station is 10-12 minutes by auto.
Who should buy: Government employees and teachers (multiple state government offices and schools are in the Mansarovar belt), IT employees working in the tech park on Tonk Road, and families wanting established Jaipur neighborhood living without Vaishali Nagar pricing.
The honest expectation for appreciation: Mansarovar is a mature market — steady 6-8% annual appreciation rather than the 15-20% you'd get from a developing corridor. If you need a home now and stability matters, this is right. If you're hunting for high returns, look at the peripheral corridors.

The metro connectivity from Mansarovar is real and makes a huge difference for daily commuters. My sister lives in Mansarovar and takes the metro to her office in Raja Park — 25 minutes door to door including walking time. Before metro it was 50+ minutes by auto. This connectivity premium is sustainable and real.
