Unique Anmol is targeting the 40-75 lakh budget here and it's genuinely one of the more honest value propositions in the city. Unique Group is a local Jaipur developer who has been delivering projects in this part of the city for a decade. Their earlier projects — Unique Residency and Unique Park — are occupied and in decent shape. Not iconic, not award-winning, but functional and well-maintained. Anmol project: 2 BHK and 3 BHK in a mid-rise complex. The society has a proper clubhouse, a gym that's actually equipped (not the 3-treadmill kind), and a play area for kids. Garden is maintained. Security is 24-hour with proper log system. Mansarovar connectivity: Metro Line connects Mansarovar to City Centre and then to the airport. This metro connectivity is mature and working — not future-promise but present reality. From Anmol, the nearest metro station is 10-12 minutes by auto. Who should buy: Government employees and teachers (multiple state government offices and schools are in the Mansarovar belt), IT employees working in the tech park on Tonk Road, and families wanting established Jaipur neighborhood living without Vaishali Nagar pricing. The honest expectation for appreciation: Mansarovar is a mature market — steady 6-8% annual appreciation rather than the 15-20% you'd get from a developing corridor. If you need a home now and stability matters, this is right. If you're hunting for high returns, look at the peripheral corridors.
