I am an upgrade buyer — moving from a 2 BHK flat in Dharampeth to a 3 BHK in Nandanvan. The price jump is real but the reasons are concrete. First, Nandanvan's central Nagpur location means my children's school commute goes from 25 minutes to 8 minutes. Second, the Indora Hospital and Government Medical College are within 10 minutes — critical when you have elderly parents. Third, the social networks in Nandanvan are Nagpur's establishment circles — judges, doctors, senior government officers — and the community quality that implies is tangible.
The apartment specifications at Nandanvan Heights match the premium promise. Italian marble in the living and dining, branded modular kitchen provision, vitrified tiles in bedrooms, and a terrace garden on the top floor that is genuinely beautiful — not a terrace with a few pots but a properly landscaped green space.

Nandanvan real estate has one characteristic I respect as a market observer — it does not participate in the city-wide boom-bust cycles as dramatically as periphery areas. The school proximity argument from @shraddha ji is something my family also weighted heavily. Our son goes to Bhavan's Bhagwandas Purohit Vidyamandir which is walking distance from Nandanvan. Removing 40-50 minutes of daily commute from a school-age child's schedule genuinely improves their quality of life. This kind of location advantage is not measurable in rupees per sqft.

The 12-floor limit decision by the developer shows rare market wisdom. Nandanvan's premium is partly built on its low-rise character and greenery. A 20-floor tower would have generated more revenue but damaged the address. Keeping height limited protects both the neighbourhood and the project's long-term value proposition. I respect this call.
