The cross-ventilation design point @Kedar ji makes deserves emphasis. I visited Unique Imperia specifically to check the wind direction in the flats on the 8th floor on a summer afternoon. The breeze was genuinely present in the units facing north-east. In Nagpur's climate, this is not a luxury, it is a health necessity for the months before monsoon arrives.
I compared Unique Imperia with three other Wardha Road projects. What stood out here: the floor-to-floor height is 3.2 metres versus the standard 2.9 metres in competing projects. In a city where the heat index in May crosses 48 degrees, the extra headroom makes a significant difference to room temperature. Unique has invested in the right places.
The metro extension to Wardha Road is the big wildcard for appreciation. In Nagpur, the metro has demonstrably improved prices along Phase 1 (Ajni-Khapri corridor) by 18-25% over construction to operational period. Wardha Road Phase 2 route is confirmed though construction timeline is longer. Long-term buyers should factor this positively.
