My colleague bought in Marvel Isola 3 years ago and I've visited her flat. The quality difference vs typical Kharadi projects is very visible — in the thickness of the tiles, the smoothness of the door operation, even the way the windows seal. Marvel charges premium and justifies most of it.
For rental investment in Kharadi — the upper band of furnished rentals is around 60-70k for a good 3 BHK. That's a yield of around 4.5-5% on a 1.4 Cr investment which is decent but not spectacular. The capital appreciation story is stronger than the rental yield story here.
@Pooja — agree. Kharadi has appreciated 18% in the last 2 years. If the IT park expansion continues (which seems likely given the new blocks coming up on Nagar Road), the corridor has legs. Marvel units will hold premium even in a flat market.
