The Super Corridor development story is one of the best in Tier 2 India. Indore being India's cleanest city 7 years running adds to the livability premium. My husband works at the IT park — commute from Antheia site would be under 10 minutes. Very tempted.

One concern I have — there are 15-20 active projects on the Super Corridor right now. A lot of supply coming at once. Rental yields might be compressed for a few years as all this stock gets delivered. End-use decision is fine, pure investment you need to factor in the supply overhang.

@vivek — fair point on supply. Mahindra specifically will have better demand resilience than local builders in a supply-heavy scenario. Tenants (especially from Infosys, IIM) tend to prefer branded projects. Brand matters when there's excess supply.
