The sea breeze point is so important in Vizag. Projects that don't account for orientation end up needing AC round the clock. My Home clearly did the homework on this. I've visited twice and the natural ventilation difference is noticeable.

Vizag is genuinely undervalued vs Hyderabad even now. If the executive capital status materializes fully, this city will see 40-50% price appreciation in the premium segment. Buying in the established builder projects now is the smart play. My Home is the safest name here.

@Srinivas — agree, though I'd caveat that capital status decisions in AP have been politically volatile. Don't bank entirely on that thesis. The city's own natural strengths — Navy, pharma, port, tourism — are enough to justify a positive long-term view without needing capital status.
