Jaypee Group nationally has a complicated reputation — their Wish Town Noida project remains unresolved for thousands of buyers. However, their Agra expressway projects operate under a different financial entity and have been funded through the expressway monetisation model. Sun Court specifically has been delivered, residents have moved in, and the community has been functioning for 4+ years. Whatever Jaypee's issues elsewhere, Sun Court Agra is a delivered fact.
The resale value proposition: a 3BHK in Sun Court at ₹45-58 lakh for 1,400-1,700 sqft is excellent value by any NCR-adjacent market metric. For comparison: similar sized units in Crossings Republik Ghaziabad (200 km away) start at ₹70 lakh. The Agra location discount relative to Delhi metro proximity is real and arguably larger than fundamentals justify.
Community quality 4 years in: the RWA is active and functional. Monthly maintenance of ₹3-4 per sqft is being collected and utilised. The park areas are maintained. The internal roads are in decent condition. The pool is operational seasonally. This is a community that has found its rhythm.
The location trade-off: 8 km from Agra city centre means you are car-dependent for all city activities. The expressway position is excellent for Delhi-Agra travel (Delhi is 3-3.5 hours by car) but inconvenient for daily Agra city errands. For families with personal transportation and primarily city-centre employment, this is workable. For families dependent on public transport or close to city services, it creates daily friction.
Recommendation: resale buyer who wants a completed gated community in Agra at market-leading value, this is the best option currently. Primary residence viability depends on your daily mobility situation.

The RWA meeting minutes check I always recommend: ask the seller to share the last 3 months of RWA meeting minutes before finalising. This tells you about maintenance fund status, any pending disputes, and the quality of community governance. In a 4-year-old society like Sun Court these records should be readily available.
