The distinction between Jaypee's national reputation and the specific Sun Court Agra situation is important and you've made it correctly. This project is delivered, OC is in hand, society is functioning. Resale buyers are not exposed to construction risk. The ₹45-58 lakh for 3BHK in a functioning gated community is genuinely excellent value.

The RWA meeting minutes check I always recommend: ask the seller to share the last 3 months of RWA meeting minutes before finalising. This tells you about maintenance fund status, any pending disputes, and the quality of community governance. In a 4-year-old society like Sun Court these records should be readily available.
