Berasia Road community is one of Bhopal's most cohesive. The neighbourhood festivals, the weekly markets, the mohalla-level community — these are things that glossy new developments cannot manufacture. For buyers who value authentic community over aspirational address, north Bhopal and Berasia Road offer something that Kerwa Dam Road nature projects and MP Nagar premium towers cannot.
The 420 sqft 1 BHK floor plan matters enormously at this price. I asked for the architect's drawing — which this builder actually provided without drama — and the plan is surprisingly efficient. The passage width is 900mm (minimum functional), the kitchen counter is full length, and the bathroom has proper turning space. Good space planning in a small footprint is harder than it looks and Narmada has done it well.
For the PMAY subsidy eligibility question: Narmada Residency is approved under the Pradhan Mantri Awas Yojana urban scheme for income groups up to ₹18 lakh annual household income.
