Narmada Residency on Berasia Road is honest affordable housing in north Bhopal and deserves an honest review addressed to the buyer it is actually serving. Berasia Road is Bhopal's north corridor — traditional, working-class in character, with strong Bhopal-specific culture and community. The area is not aspirational in the glossy sense but it is functional, established, and genuinely liveable for families connected to the commercial and industrial base of north Bhopal. The district hospital is accessible, the schools are adequate (government schools of reasonable quality plus a few private options), and the markets are excellent — Berasia Road's weekly haat is one of Bhopal's most functional and affordable fresh produce sources. Narmada Construction is a small local builder — this is their third project. The previous two — Narmada Apartments in Bairagarh and Narmada Towers in Nishatpura — I visited specifically. Both are properly maintained, the lifts are working, and residents I spoke to confirmed delivery was within 10 months of the promised date for both. That kind of track record from a small local builder is respectable. The apartments at Narmada Residency are simple. The 1 BHK is 420 sqft — not padded, not tight. The 2 BHK is 750 sqft with a working kitchen, a proper bathroom, and balconies on both the bedroom and living room sides. The specification is basic — standard tiles, standard fittings, nothing branded. But it is functional and will serve a family for 15-20 years without significant replacement cost. At 28-55 lakhs, this is genuine affordability. Not subsidised housing, not a government scheme — privately built at a price that actually works for Bhopal's large population of government-grade-3 employees, teachers, small shopkeepers, and working families.
