Got possession of my 3BHK in Block C last month! Sharing the experience since it's useful. The OC was received for our block – took about 3 weeks after handover intimation letter. Snag list: we found minor plaster hairline cracks in two rooms (normal for new construction), one bathroom faucet had low water pressure (they fixed it within the week), one door frame was slightly off-alignment. Overall the quality is better than I expected based on some scary stories I'd heard about Casagrand finishing. The tiles are Kajaria/RAK quality, the kitchen granite is good, electrical is Legrand. Would rate the quality 8/10.
The 54 villas are in a separate enclave at the back of the site – they have their own entrance. I spoke to a villa owner (met at the Casagrand office) who said the villa community is very quiet and they can't even hear the apartment complex. That's impressive for a mixed project. The villa at ₹2.58 Cr for 17 acres site with independent structure is actually value for money compared to independent house plots in Pallikaranai which go for ₹1-1.5 Cr just for the land.
Pallikaranai marsh is both a blessing and a curse. The wetland keeps the microclimate cooler than surrounding areas – genuinely noticeable in summer. But during the northeast monsoon (Oct-Dec) the area can see standing water on roads. The project site itself is slightly elevated so internal flooding unlikely, but road access can get tricky for a few days. Pallikaranai main road gets water logging near the bus stop stretch. Factor this into your commute calculation for the 3-4 months of monsoon season.
Resale at ₹1.10 Cr for 1680 sqft = ₹6,547/sqft. The original launch price was around ₹5,500-5,800/sqft so the seller is marking up 12-15%. With OC expected soon and Pallikaranai location, ₹6,500/sqft is still below OMR Sholinganallur rates of ₹7,500-8,500/sqft. If you believe in Pallikaranai's growth trajectory it's worth considering. The top floor in a low-rise block is actually a good pick – no neighbour above you, potential for terrace access in some blocks, better ventilation. Negotiate the seller down to ₹1.05 Cr if possible – the market has flattened a bit.
