I've been to the site – the railway station claim is reasonably accurate. Singaperumal Koil station is within 500m walking distance from the main entrance of the project. The station has trains to Chennai Beach, Tambaram, and Chengalpattu frequently. This is genuinely valuable. Many Oragadam industrial workers commute daily from Chennai – owning a plot here and renting out gives you an industrial worker tenant base which is steady. The sports amenities are under development – I saw the badminton court under construction and the outdoor gym equipment had arrived. Beach volleyball will need proper sand which they're sourcing.
624 plots in 34.53 acres = 56 plots per acre. The density is appropriate for plotted layout – you'll have breathing room between properties. The 24/7 CCTV and 2-year free maintenance package from G Square is the standard now for their communities. What I'd verify: the water supply source. Singaperumal Koil has TWAD water supply for the town area but the project site may be outside TWAD coverage. Ask whether they're providing individual water connections or sump + overhead tank arrangement per plot. For a 624-plot community, a common water station with metered supply per plot is the cleanest solution.
The pricing of ₹1,999/sqft for Singaperumal Koil is 3-4x what you'd pay for individual plots without gated community infra in the same town. A bare plot near the GST Road in Singaperumal Koil currently goes for ₹450-600/sqft. G Square charges ₹1,999 – the ₹1,400 premium buys you DTCP approval, roads, drainage, boundary wall, CCTV, and the sports amenity zone. Whether that premium is worth it depends on your use case. For personal house construction, yes. For pure land investment to sell in 3 years, the premium narrows your appreciation margin significantly.
I actually purchased here 3 months ago – 800 sqft plot at ₹1,999 = ₹15.99L. My thinking: Oragadam industrial zone is literally next door. Hyundai, many tier-1 and tier-2 auto suppliers employ thousands of non-Chennaiites who need rental accommodation. My plan is to construct a G+2 with 3 independent units (one per floor, 500 sqft each) and rent at ₹7,000-8,000 per unit = ₹21,000-24,000/month. Loan on ₹16L plot + ₹25L construction = ₹41L at 8.5% = ₹36,000 EMI. Break-even in about 5 years with rental income. If land appreciates 50% in 5 years (conservative for GST Road belt), the total return is very good.
