Been tracking Sholinganallur launches for 2 years – works at one of the IT parks within 2 km. The Holachennai pricing at ₹76L for 2BHK is honestly on the higher side for a project whose possession is Dec 2028. When I joined my company in 2020, similar Sholinganallur flats were going for ₹55-60L. The appreciation has been strong but from here to 2028 is still 3+ years of construction risk. That said, Casagrand has never defaulted on any Chennai project so the execution risk is low. My concern is oversupply on OMR – Casagrand Opulent, now Holachennai, Tata, Brigade all landing on OMR simultaneously. Rental yields will get pressured.
The villa concept within the community is interesting but practically awkward. The 5BHK villas at ₹3.21 Cr will have residents expecting a quieter, more private lifestyle. But they're sharing their boundary wall with 1818 apartment families. The kids playground, clubhouse noise, general foot traffic – it won't feel like villa living. I'd rather buy a proper standalone villa in Kelambakkam for ₹2.5-3 Cr than a villa sandwiched between 25-floor towers. But for people who want villa space with apartment amenities, it's an unusual proposition.
Visited last Sunday. Sales team confirmed they've sold around 400 units already in pre-launch phase. Our main requirement was a south-facing 3BHK with no adjoining building. The floor plans show Tower 7 and 8 face the open amenity zone – those are the better ones. Got a quote of ₹1.23 Cr for 3BHK in these towers. They offered a 2% discount for immediate booking plus a gold coin. The gold coin gimmick is common but the 2% was real. On 1.23 Cr that's ~₹2.5L off which matters.
