West Chennai's Porur-Iyyappanthangal corridor is getting interesting. Casagrand Osaka is a boutique project – 6.8 acres, only 401 units across 3 towers (B+G+5 floors), 3 and 4 BHK only. RERA: TN/1/Building/0243/2025. Possession Jan 2028.
Pricing: ₹81L-₹1.40 Cr. For Iyyappanthangal that's around ₹6,700-7,500/sqft which I'd call fair-premium for this micro-market.
Why I'm interested in this location:
- DLF Cybercity in Ramapuram is less than 4 km
- Porur junction tech cluster (Mindspace, Elnet) is 3 km
- Poonamallee High Road connects to Mount Road and central Chennai in 30-40 minutes
- The Kattupakkam area (adjacent) is seeing massive development
What I found on site visit:
- 3 towers confirmed, foundation complete on Tower 1
- Sales office on site with actual sample flat (not just showroom) – rare for this stage
- 6.8 acres for 401 units = 59 units per acre, similar density to Frenchtown, excellent for west Chennai
- The B+G+5 format means no extreme height – good for families tired of 25-floor tower living
My concern is Jan 2028 possession on a RERA registered in 2025 – that's only 3 years which is tight for B+G+5 construction but doable if they start now and maintain pace. Casagrand's west Chennai execution track record is unclear – most of their history is south and north Chennai. Anyone tracking Casagrand Massimo at Kundrathur can probably comment on their west Chennai execution pace.

Iyyappanthangal is one of Chennai's best-kept secrets from a real estate standpoint. It sits between Porur and Kattupakkam – both areas that have appreciated 40-50% in 5 years. The Osaka project at ₹6,700-7,500/sqft for 3-4 BHK in a boutique low-rise is genuinely appealing. The concern I have is parking – B+G+5 with basement parking for 401 units on 6.8 acres, the basement might only accommodate 1 level of parking. Ask specifically: 1 car park per unit or dedicated visitor parking too? Iyyappanthangal roads are narrow and on-street parking is already an issue in the existing colony.

I work in DLF Cybercity. From Iyyappanthangal to DLF is 3.5 km on Google Maps – but the signal at Porur junction adds 20-25 minutes during peak hours. Reality is 40-45 minute commute, not 15. That said, compared to people commuting from OMR or Tambaram, it's still better. The Kattupakkam-Porur-Iyyappanthangal stretch will only improve with the Inner Ring Road project. The Jan 2028 possession is 3 years from RERA which is the minimum for this scale. If they start construction immediately it's achievable. Visit site every 3 months to track progress.
