Plot vs apartment debate is real. Here's my take after owning both: A plot gives you complete control – you decide the design, the number of floors, the tenant mix, everything. An apartment gives you zero control but zero headache. For someone with construction knowledge or a reliable contractor network, plots are clearly better long term. Without that network, apartments are less stress. G Square's gated community format is the middle path – you get plot ownership but with managed common infrastructure (roads, drainage, CCTV). The 20,000 sqft clubhouse for 182 plots is unusual – most plot communities have minimal amenities. If they actually build it, that's excellent.
I purchased a G Square plot in an older community (Arcadia, Kelambakkam) and can share that experience. G Square's basic infrastructure quality is honest – the roads are proper 30-40 feet tarred, the drains work, compound wall is substantial. They also have a resident app for maintenance requests. The common area maintenance charges post-handover were ₹2,500/month per plot which is reasonable. My plot appreciated 32% in 18 months post purchase. For Meadows being on actual OMR with CMDA approval, the appreciation potential is higher than Kelambakkam.
The 100+ amenities claim for a plot community is pure marketing – the actual amenities will be the road, streetlights, drainage, security, and maybe a small park and gym. The "100+ amenities" count includes things like "Wi-Fi enabled gates" and "solar-lit streets" as separate items. Focus on what matters: road width (minimum 30 feet for comfortable access), drainage quality (critical for Perumbakkam which has some low-lying areas), and the maintenance structure post-handover. Who runs the community once all plots are sold – resident welfare association or G Square forever?
One practical concern for Perumbakkam OMR plots – the CMDA/panchayat building approval process for actual construction. Even with an approved layout, each building needs individual sanction. In Perumbakkam the approvals can take 6-12 months at Chennai Corporation or Kancheepuram municipality depending on which jurisdiction the plot falls under. G Square should clarify this. If the plot is in GCC Chennai jurisdiction the approval timeline is faster. If it's Chengalpattu district municipality (which Perumbakkam borders) it's slower. Ask specifically before booking.
