North Chennai resident here – Kolathur. Puzhal area has been traditionally lower on the real estate radar despite its advantages. The water availability advantage is underrated – Puzhal reservoir keeps groundwater replenished unlike OMR south Chennai which depends heavily on tanker water during summer. Building restrictions near the reservoir: the CRZ-type rules don't apply here (that's coastal), but CMWSSB does have buffer zones around water bodies. Verify specifically with G Square that the plot locations are clear of any such buffer. The TNRERA registration confirms they've gone through the municipal approval process but individual plot distances from the lake should be confirmed.
₹7,999/sqft for Puzhal is at the higher end. Individual plots in Puzhal without gated community infra sell for ₹2,000-3,500/sqft depending on road access and shape. The G Square premium is ₹4,500-6,000/sqft for the gated infra, DTCP/RERA approval, and amenities. Whether that's worth it: if you're buying to live and build your own house, the approved infrastructure saves you massive headache and the UGD connection saves ₹2-3L in septic tank construction. If it's investment, the premium makes the appreciation math harder.
Ambattur Industrial Estate as an employment catchment is seriously undervalued in property discussions. The estate employs tens of thousands in manufacturing, IT-hardware, and light industry. These employees primarily live in Ambattur, Kolathur, Anna Nagar area. Puzhal is slightly farther but with ORR connectivity becoming better, it's realistic. Rental demand for 2BHK in Puzhal from Ambattur workers is around ₹8,000-12,000/month. At ₹52L for a 650 sqft plot + construction, the numbers work but require a longer horizon than South Chennai properties.
