Sriperumbudur rental market is real – I have 2 properties here (not G Square, standalone). My 1BHK rents for ₹7,500/month consistently to Samsung factory workers. My 2BHK rents for ₹11,000/month to a supervisor-level couple. The Foxconn expansion means demand is only going up. The key is to build proper quality accommodation, not cramped construction – factory workers who earn ₹20,000+ want dignity in living space. My advice: on a 1,168 sqft plot, build G+2 with 2 units per floor (3 floors) = 6 units of ~400 sqft each. At ₹5,500/month per unit = ₹33,000/month total. On ₹23L plot + ₹30L construction = ₹53L investment. 7.5% gross yield. That's excellent.
One thing the Apple/iPhone production ramp-up means for Sriperumbudur: more management-level and engineering-level employees moving in, not just factory floor workers. Foxconn is hiring engineers and quality control professionals who earn ₹40,000-80,000/month. These people want 2-3BHK apartments or independent houses, not hostels. A 1,500+ sqft plot with a proper G+2 house with 3BHK per floor addresses this premium rental segment. Plot + good construction targeting this demographic makes sense. G Square Sarva's 270 plots in a community format also has better security perception for this demographic.
The upcoming Metro proposal for Sriperumbudur (as part of Chennai Metro Phase 3 long-term planning) would be transformational if it happens. Currently the connectivity is GST Road bus and share auto – the train is the Chennai-Arakkonam/Tirupati line with stations at Sriperumbudur. The existing rail option already improves things compared to pure road. Air quality: Sriperumbudur is industrial but the electronics factories (Samsung, Foxconn) have better emission controls than auto factories. It's not Manali SIPCOT level pollution. Still, the prevailing wind direction matters – check if the plot is upwind or downwind of the major factories before buying.
DTCP + 100% clear titles for Sriperumbudur is important because this area historically had title disputes from agricultural land conversion. Many individual plots sold in Sriperumbudur 10 years ago had messy patta records. G Square's legal team is known for clearing title before launching – this is one area where their brand premium is genuinely earned. For a ₹22-50L investment, clean title is worth paying ₹5-8L extra for. Cheap unapproved plots in Sriperumbudur are available at ₹600-800/sqft but the legal risk negates the price advantage.
