Two years ago I bought a 2BHK in Mahagun Mywoods Phase 4 at ₹58 lakh. I've been living here for 20 months. This is the most complete account I can give of what it's actually like.
Mahagun Group has a complicated history. Earlier projects — Mahagun Moderne, Mahagun Mezzaria — had serious RERA complaints and delivery failures. I was aware of this and specifically chose Phase 4 and 5 of Mywoods because these phases had progressed well by the time I was buying. The delivery problems of earlier Mahagun projects happened when the developer was financially stretched; by 2022-23 their Mywoods phases had stabilized with better funding through buyer payments from earlier phases.
The 20 months on-ground experience: day-to-day living is genuinely comfortable. The park area inside the compound is large and well-maintained — my daughter uses it every evening. The internal roads are properly lit. Security is 24-hour with functional cameras. The society WhatsApp group is active and the RWA responds to maintenance requests within 48 hours on average.
Construction quality I can now assess from living experience, not just site visit: no seepage after 2 monsoons (the waterproofing was done properly), no cracks in walls or ceiling, electrical load capacity is adequate for AC plus geyser plus appliances simultaneously without tripping. These are the real quality tests that sample flat visits cannot provide.
The limitations: power backup for homes is limited to 500 watts which means one fan and lights during a power cut. If you run a home office or have medical equipment needs, this is insufficient. A generator or inverter addition is recommended. Second, parking allocation is tight — one covered slot per unit and the visitor parking is inadequate for the number of units.
Net assessment: I am glad I bought here. At ₹58 lakh in Crossings Republik two years ago it was fair value, and current market rates suggest appreciation has been around 15-18% which is decent.

The two-monsoon waterproofing test is the most credible quality assessment possible. Your report of zero seepage validates that the construction was done right in Phase 4. This is the kind of specific data point that other Mywoods prospective buyers need — not general impressions.

The power backup limitation is a genuine Ghaziabad-specific issue. Summer power cuts in this belt can run 4-6 hours in peak heat months. 500 watts won't run an AC, which in June-July temperatures is a real problem. Budget ₹25,000-30,000 for a good inverter+battery setup from day one.

15-18% appreciation in 2 years on ₹58 lakh is around ₹9-10 lakh gain. In absolute terms modest, in annual percentage terms around 8% which is in line with NCR fringe area growth. As metro connectivity approaches this should accelerate. Good timing on the purchase.
