Eldeco has never missed possession in any of their Lucknow projects by more than 2-3 months as far as I know. That is a remarkable record for Indian real estate. The Utopia project I tracked also got its OC roughly on time. For buyers who have been burned by delayed projects, this reliability is worth paying for.

Raebareli Road location is increasingly attractive for government employees — the State Secretariat and several government offices are accessible. I know at least a dozen IAS and PCS officers who have bought in this corridor precisely because it offers both quality living and proximity to their workplaces.

One thing I want to add — Eldeco Utopia has a proper RWA that functions. Monthly maintenance meetings are held, accounts are shared with residents, and there is a WhatsApp group where genuine issues get resolved. This sounds basic but in many Lucknow societies it simply does not happen. The community aspect of Eldeco projects is something they genuinely cultivate.
