I'm in Tower 8 (older cluster). The leakage issue in the first rains of 2020 was real — external wall junction had a problem. It was fixed under warranty but took 3 visits to actually resolve. Tower 12 and newer ones should be fine, they apparently changed their waterproofing contractor after the complaints. On parking — each flat gets one dedicated covered space. Second vehicle goes into visitor parking which is first-come-first-served after 8 PM. For two cars it can be annoying.

72 lakhs for 1600 sqft in Tower 12 sounds fair for current market. Gomti Nagar Extension has been appreciating at around 8-12% annually. The Ekana Stadium has added a lot of prestige to the micro-market. CMS school branch in the vicinity means good rental demand from teachers and families too.

Maintenance is ₹2.50/sqft per month here which is reasonable for Lucknow. Society management is through a residents' welfare association, not builder-managed. The RWA is reasonably active. Cleanliness and security are acceptable.
