Current pricing per sqyd ranges from ₹28,000-35,000 depending on location within the colony — corner plots, park-facing plots, and main road plots command premiums. A 100 sqyd plot is ₹28-35 lakh. A 200 sqyd plot is ₹55-70 lakh. The self-construction economics that make this appealing to Punjab families: on a 200 sqyd plot you can construct G+2, approximately 5,400 sqft total. At ₹1,400-1,600/sqft for decent construction, total cost is ₹75-86 lakh. On top of the ₹60 lakh plot cost, total investment is ₹135-146 lakh for a 5,400 sqft private building with independent compound. Compare this to buying a flat: you cannot buy 5,400 sqft of flat anywhere in this corridor at ₹135 lakh. The Kharar location specifics: Kharar is on the Ludhiana-Chandigarh highway, about 30 km from Ludhiana and 25 km from Chandigarh. This position is appealing for families with professional members in both cities. Post-COVID work-from-home normalisation has made this commute pattern more viable. My recommendation: for Ludhiana families with the cash and construction management bandwidth, Sunny Enclave plots offer the best value per sqft available in the corridor.

The comparison of 5,400 sqft building versus flat at same price is the most compelling argument for plotted construction in Punjab. The challenge is that most buyers don't have the bandwidth to manage construction — contractor coordination, material procurement, quality supervision. For families who have done this before or have a trusted contractor it works beautifully. For first-timers it can be stressful.

The dual-city (Ludhiana + Chandigarh) commuter appeal is real. I know families where one parent works in Ludhiana and the other in Chandigarh — Kharar at the midpoint is practical for both even if not ideal for either. With work-from-home normalised for one spouse, this becomes even more manageable.
