Many Ludhiana buyers are expanding their search to the Mohali-Kharar corridor because Ludhiana-based quality options in the ₹55-70 lakh range are limited for what you get. Gillco Parkhills is one project that Ludhiana buyers specifically ask me about, so here is a proper assessment.
Gillco Developers is a Punjab-based developer — they are not a national brand or a listed company, but they are as established in Punjab residential real estate as any developer in the state. Their Sector 127 and Sector 118 Mohali projects are occupied, functional communities where I personally visited and spoke to residents. The consistent feedback: delivery within 6 months of promised date, construction quality is good, society management is professional. This track record is worth a lot in a market where many developers make promises they don't keep.
Parkhills is on the Ludhiana-Chandigarh highway in the Kharar zone. The site is elevated relative to the main road — hence 'Parkhills' — which provides better air circulation and a view advantage over the flat projects on the highway frontage. The elevation is genuine, about 15-20 feet above road level.
Pricing: 2BHK at ₹55-62 lakh for 1,100-1,250 sqft, 3BHK at ₹68-78 lakh for 1,400-1,600 sqft. For Gillco quality in a location between two major cities, this represents fair value.
The honest limitation for Ludhiana buyers: this is not a Ludhiana address. If your work, social life, and family connections are Ludhiana-centric, the 30 km distance creates a genuine lifestyle friction. It works for families with members working in both cities, or for investment, or for buyers who are ready to relocate away from Ludhiana proper.
For NRI buyers from the Punjab diaspora looking to invest in the state without wanting specifically a Ludhiana address, Gillco Parkhills is genuinely compelling — the project's quality, location between cities, and Chandigarh-adjacent appreciation story are all relevant.

Gillco's delivery record in Mohali is one of the best in Punjab. Their Sector 127 project was delivered within 4 months of promised date and the society management they handed over has maintained quality for 3 years now. If Parkhills follows that pattern it's a strong investment.

The dual-city investment logic for NRIs is real — Punjab NRIs in the Gulf and UK specifically want to invest in the state but many want Chandigarh-adjacent rather than Ludhiana specifically for the cleaner city association and better planned infrastructure. Gillco Parkhills serves this demand well.

The elevation point about Parkhills is genuine — I visited the site and the hill positioning does give much better ventilation than the highway-frontage projects. In Punjab summers where heat and humidity combine, good ventilation is not a minor detail.
