MIHAN employment is real but it's different from what was originally projected. It's more manufacturing and logistics than IT. The workforce accommodation demand is more for smaller 1 BHK units than premium housing. Don't expect Hinjewadi-type rental demand. That said, Nagpur prices have genuinely moved up 20-25% in last 2 years so the market is active.
Gera's child-centric concept works well for families. But as a pure investment play, you're better off looking at properties closer to Wardha Road or the inner ring road if you want better resale liquidity. Kharbi is developing but still peripheral.
Thanks for the honest perspective. I think I'll look at a Wardha Road option instead given the liquidity concern. Nagpur as a city makes sense for investment, just need to pick the right micro-market.
