The RERA compliance point is critical. I've heard stories of buyers in Patna stuck with projects where the builder took money and construction stopped. Any project with active RERA registration and visible construction progress is inherently safer than 90% of what's available here.
@Asha — absolutely. The Patna buyer needs to be especially careful about title verification. Bihar land records have historical complications. Always get a lawyer to do a 30-year title search on the underlying land before booking anything here. Don't skip this step even if the project looks legitimate.
