I also live in Omaxe City. The possession delay was real — my flat came 7 months late. But I agree with your post-possession assessment completely. The township infrastructure reliability is the thing. In a city where power cuts of 4-6 hours were normal a few years ago, living with proper backup is a genuine quality-of-life upgrade.
The Metro Phase 2 alignment through this direction is shown in the DMRC technical documents I've reviewed for Patna Metro project updates. Whether it materialises by 2027 or 2031 is the uncertainty. But the direction of the alignment is toward Phulwari Sharif and Danapur, which means Omaxe City buyers are positioned correctly for that upside.
The communication gap during delay is a consistent Omaxe criticism across multiple cities. They are better at building than at communicating. Buyers should set expectations accordingly: expect possible delays, expect to have to chase for updates, but expect that the project will ultimately get built and delivered. Their track record on actual completion is decent.
