This matches my experience too. I'm in Phase 3 and possession came 14 months late. Though I'll say — the builder's customer portal is decent, they do give updates. Resale market is reasonably active here, I've seen 2 BHK units going at 75-80 lakhs now which is a decent return from the Phase 3 booking prices.
The metro connectivity point is crucial. Once Hinjewadi metro is operational, demand here will spike. For end-use buyers this is a solid choice. For investment, the appreciation from metro connectivity hasn't been priced in yet fully.
Can someone clarify — is Phase 5 RERA registered? I keep getting different answers from different brokers. Also curious about the floor plans, are the balconies counted in carpet area or excluded?
@Manasi — Yes Phase 5 is RERA registered, the number is visible on their website. Balconies are excluded from RERA carpet area as per regulations — so the usable area number you see is genuinely usable. Builders sometimes quote super built-up which is higher, make sure you're comparing apples to apples.
