I'm in Casagrand Fiona at Thalambur – have been since booking in 2022. Fiona is adjacent to the Siruseri belt. Construction quality has been consistently good – they don't cut corners on concrete and waterproofing which matters most. They did delay our block by 4 months from original commitment (blame COVID material shortages) but the overall delivery is on track now. Siruseri is transforming fast – two new hotels came up in 2024, the road from Siruseri to Old Mahabalipuram Road is widened. For someone working in ELCOT, Jarvis is literally door-to-office. Walk or 2-minute auto to work changes your life quality dramatically.
The no 2BHK policy on Jarvis is actually a positive signal. It means the target buyer is senior, established IT professional, not entry-level. This helps with community quality – fellow residents will be in a similar income and lifestyle bracket. The amenities will be better maintained because residents will demand it. It also means rental prospects are good – senior IT expats and managers prefer 3BHK. ELCOT companies increasingly bring in foreign nationals for tech leadership roles and they all need 3-4BHK furnished accommodation. Rental potential: ₹35,000-45,000/month for 3BHK unfurnished.
₹77L for 3BHK in Siruseri is the kind of pricing that won't last. When Casagrand launched Fiona at Thalambur 3 years ago the opening price for 3BHK was ₹65L. Now the same units sell at ₹85L in resale. By the time Jarvis completes in Dec 2027 the price will be ₹95-1.05 Cr. If you're an investor this is solid mid-OMR exposure. If you're an end user this makes your EMI math work much better than buying at Sholinganallur prices.
