About Ansal Sushant City Patna
Ansal API's Sushant City project in Patna is the other national developer township offering alongside Omaxe City. At similar pricing and similar outskirt location (Phulwari Sharif corridor), the natural question is how it compares and whether Ansal is the right choice for Patna buyers.
Ansal API is a listed Delhi-based developer with decades of history and a complex track record. In some markets they have delivered well; in others — particularly certain NCR projects — they have faced serious delivery failures and RERA complaints. For Bihar specifically, their presence is newer than in NCR and I investigated whether the Bihar project is structured differently.
Key finding: Ansal Sushant City Patna is RERA registered under Bihar RERA. The project has filed quarterly updates regularly. Current construction is at an advanced stage — the first phase of units has received possession. Residents of Phase 1 that I spoke to gave generally positive feedback on construction quality (comparable to Omaxe City's mid-market standard) and possession came approximately 7 months after the original promise date.
The Ansal vs Omaxe comparison for Patna buyers: both are national listed developers with mixed track records. Both are in similar locations (Phulwari Sharif corridor). Both offer similar product quality at similar prices. The differentiation is subtle: Ansal's first-phase possession data is available because they are slightly further along in the project timeline — this removes some delivery uncertainty. Omaxe's township infrastructure (mall, schools within campus) may be more developed.
My recommendation for Phase 2 buyers evaluating Ansal Sushant City: the Phase 1 delivery data is the most useful input you have. Speak to Phase 1 residents, verify their possession experience, ask specifically about construction quality on move-in and any issues in the first year. This is primary research that is uniquely available for this project and which most buyers don't do.
Pricing at ₹40-80 lakh for 2BHK and 3BHK is appropriate for the product and location. RERA compliance and Phase 1 possession data make this a more verifiable risk than a purely under-construction project.

Ansal Sushant City Patna — Buyer Reviews & Discussion(3)
The Phase 1 resident research advice is the most actionable thing you've said. I would add: ask Phase 1 residents specifically about the first year — seepage during monsoon, any common area issues, whether the RWA was formed properly. These are the early indicators of long-term quality that a 6-month-old possession experience can reveal.

Ansal vs Omaxe in Patna is the township comparison buyers keep asking about. Your point that both are listed developers with mixed records is the right framing — it prevents either project from being dismissed as 'risky local developer' or elevated as 'safe national brand.' Both are institutional developers with specific track records that buyers should verify.

The 7-month possession delay is in the range of expected for national developer township projects in Patna. Omaxe was 5 months late, Ansal 7 months. Buyers going into this category should budget for a 6-9 month delay in their financial planning — don't exit the existing rental before receiving actual possession.
