I would add: ask Phase 1 residents specifically about the first year — seepage during monsoon, any common area issues, whether the RWA was formed properly. The 7-month possession delay is in the range of expected for national developer township projects in Patna. Omaxe was 5 months late, Ansal 7 months. Buyers going into this category should budget for a 6-9 month delay in their financial planning — don't exit the existing rental before receiving actual possession.
